Own Multiple properties | Avoiding Additional Buyer Stamp Duty (ABSD) | Interested to Decouple?

When you’re buying a hdb flat, you need to understand the difference between a family nucleus and ownership structure.

To be eligible to apply for hdb flat, you need to fulfill/ form a family nucleus (not referring to Singles flat application scheme). For example, a husband and wife is a family nucleus.

However in terms of ownership structure, it is different. It’s about who owns the house and who is the key occupier.  So, in the same example, the husband could be an owner and the wife can be a key occupier.

Only the husband owns the place. This allows the wife to go and buy a second property with no ABSD after the Minimum Occupancy Period (MOP).

To maximise gains, the common mentality would buying low, selling high.

However, do remember to check on your BSD, SSD and ABSD before making any property-related decisions.
